How To Prepare Homes For Sale
Houses go on the market for sale every day, so it is important to follow certain steps in order to get the best price for it. Enlisting a good real estate agent can increase the potential for a good sale. Along with this there are a few things that need to be checked while preparing for sale.
1. Enlisting a real estate agent: Good agents are usually experienced with the properties and their values within the neighborhood, hence they can give the best value to the house without overpricing or under pricing the house. They are also capable of foreseeing how the buyer will perceive the house and the cost they might be ready to pay for this. However, it is necessary that the agent is well experienced with the houses in the neighborhood.
2. Enhancing the curb appeal of the house: This is a very critical phase. Many people will drive by the house and judge it from outside. The house should look appealing enough for the prospective buyer to want to come in and check out the place. The buyer should be enticed and wanting to see more of the house to decide if they really want to buy it. There are three things within curb appeal that one should consider:
Entrance: The entrance of the house is the first thing that is going to come in the persons mind. This should be well done in order for the potential customers to be excited. This is not very difficult to achieve. Some of the very basic things that can make the house look more appealing are, freshly painted or polished doors, legible house numbers, porch lights that are functioning and maybe a couple of potted plants.
Landscaping: This is another major part of attracting potential buyers. This includes fairly well-maintained plants, lawn, way walks and steps. It is necessary to remember that overgrown plants and shrubs will make the house appear smaller and shabbier.
Exterior: Buyers will look at the exterior and decide whether they want to look at the interior so it should be kept clean. The paint should look neat, windows should be clean and the house should look in good shape from the outside.
3. Improving the interiors: Buyers will always pay better for homes that are in par with current trends. Nobody pays high prices for homes that are out of date and shabby. This can be a daunting task and confusing for many people as they are afraid if the cost of revamping the house will pay back to them. One does not need to undertake major renovations before sale. All that needs to be done is to make the house look appealing by making sure everything is neat and functioning. This can be easily done by applying a fresh coat of paint, making sure the electrical fixtures and outlets are in good shape, reducing clutter and using neutral colors while repainting.
4. Prioritize and set realistic goals for improvements: Once all the home improvement ideas are finalized, one can look at the complete list and decide what is to be done and by whom and when. Most of the times do-it-yourself projects take longer than estimated so hire professionals when you have shortage of time. The most important thing to consider here is to be realistic and sticking to the time set for the goal.
5. Patience is the key: All things that need fixing need to be fixed and functional before potential buyers start walking in to check the house. A better looking and functioning house will be more desirable and will command better selling price.
